An exciting opportunity has arisen for a qualified and experienced Building Services Technician (Mechanical) to join the busy and vibrant London Estates Maintenance Department at West London NHS Trust.

The Post holder will carry out minor mechanical installation or maintenance (i.e. ventilation, isolation, filtration, temperature controls and water supply) and the management of the London Estates Maintenance operational in house Trades Persons and Multi-skilled operatives ensuring individual training needs are analysed, planned and implemented in line with Trust and Departmental Policies and Procedures.

Building Services Technician (Mechanical) is is expected to carry out co-ordinate and arrange, throughout all London sites, the direct line supervision of all electrical, mechanical, and building day to day maintenance or new work activities, and relevant maintenance trade personnel. Manage and direct specialist contractors as appropriate from works arising from the minor new work requests, reactive or planned preventative maintenance.

This is post would be suitable for a highly experienced, mechanical bias maintenance and installation Technician who is professional and motivated individual with a proven track record of working with trade staff and contractors at various levels with strong interpersonal and team working skills.

Main duties of the job

To deliver, plan and allocate maintenance, new works, reactive and planned work activities, prioritising work and staff by ensure the department SLA are achieved.

Supervise personnel, which typically include recommendations for employment, disciplinary, performance evaluation, PDR appraisal, one to ones, training, work allocation, and problem resolution.

Oversee and co-ordinate routine estate maintenance activities for London sites, to include performance checks of all routine maintenance and new work tasks, as required, including the regular audit of the Estates Log Book & Estates maintenance computerised system help desk system.

Carry out minor new project, reactive and planned works, liaising with specialist contractors and consultants, ordering and overseeing services and supplies as required.

To work in accordance with the requirements of HTM's, HBN's, Model Specifications, relevant Statutory Regulations, Codes of Practice, Building Regulations, British Standards and Trust Policies,

Resolve routine maintenance problems associated with building fabric, mechanical engineering or electrical systems and equipment. Frequent concentration required for fault finding, especially when dealing with an emergency situation.

Routinely report, audit and improve the performance of estate new works, reactive, planned preventative maintenance, form reports, and review to continually improve the standards and quality of the services provided.
