An exciting opportunity has arisen for a qualified and experienced Building Services Technician (Carpentry) to join the busy and vibrant London Estates Maintenance Department at West London NHS Trust.

The post holder will carry out carpentry works as per all minor new work, reactive and planned maintenance work requests which have been assigned to the in-house Estates Maintenance Team under the supervision of the Building Services Technician.

Carry out works using an electronic PDA to open, complete and sign off work orders (with details being logged for labour hours and materials used) in aim to meet the Trust's performance target of 80% (for response and completion within the time frame allocated).

Provide professional and technical expertise to create, operate and maintain safe, efficient systems for all mechanical services.

To co-ordinate and manage, throughout all London sites, all new works, reactive and planned maintenance requests and the direct supervision of trades staff within the operation of the designated team.

Assist and direct specialist contractors as appropriate from works arising from the new works, reactive and planned maintenance.

Carry out work activities which are both routine and non-routine. Responsible for repairs, fault finding and routine planned maintenance activities to gas, mechanical, heating, hot and cold water plant, equipment and services.

Main duties of the job

Carefully plan and deliver new works, reactive and planned maintenance activities, prioritising and arranging work and staff.

Monitor and coordinate assigned work requests within all buildings and services as appropriate.

Carry out all new work and maintenance requests within area of own trades skills. Play a key role in the execution of works, complete works to timescales agreed.

Supervise personnel, which typically include recommendations for employment, disciplinary, performance evaluation, appraisal, training, work allocation, and problem resolution.

Deputise in the absence of the line manager as appropriate.

Ensure the correct implementation of the Trusts Policies & Procedures.

Oversee and co-ordinate Minor New Work and estate maintenance activities (when appropriate) for London sites, to include performance checks of Minor New Works as required.

Resolve routine problems and issues associated with building fabric, engineering or electrical systems and equipment. Frequent concentration required for fault finding.

As appropriate, contact and coordinate external service agencies to schedule works and ensure timely and effective work order completion.

Requisition orders and oversee services and supplies as required to adhere with financial policy and procedure.

Ensure the safe, efficient and economic use of engineering plant and equipment.

Work in close conjunction with line manager, Project Managers and the Facilities team.
