To provide a total planned and reactive maintenance service as part of the in-house team, steam service from Central Plant and urgent response across the Trust. To be responsible for giving a Trust wide service in accordance with the duties and responsibilities given below

Perform unsupervised work including activities that may be demanding and / or non-routine

Responsible for testing and fault finding on all engineering plant and equipment throughout the Hospital, out of hours and unsupervised.

To act as 'Competent & Appointed Person' for the Trust in safe operation and maintenance of boiler and other plant and systems.

Work under own initiative in order to undertake maintenance and repairs as directed, ensuring compliance with Trust safety standards and procedures.

At all times to carry Trust communication devices (pager / two way radio's / mobile phone) to facilitate immediate response to emergency situations.

To provide a first line of response to maintain the delivery of clinical services and undertake 'first time fix' or instigate temporary measures to ensure clinical capacity is not disrupted where possible.

To supervise staff working outside normal working hours.

Respond to urgent situations such as lift entrapment and fire alarm calls etc.

To issue permits to work to directly employed staff and contractors.

To supervise contractors on site out of normal working hours.

Band 4 progression to Band 5 will be considered if candidates do not meet requirements for Band 5.

Main duties of the job

To undertake and be responsible for the following in conjunction with and as directed by the appropriate Estates Manager / Estates Officer / Maintenance Supervisor

Responsible for the day to day duties in the Energy Centre. To ensure the security of the steam service provided by the main Energy Centre, responding appropriately to various levels of alarm.

To organise own day-to-day duties to ensure safe efficient operation of plant (until 2025 estimated).

Diagnose and repair faults in engineering and/or electrical and/or plumbing installations, plant and equipment to deal with new situations as they arise and pass on knowledge to others.

Make the appropriate Estates Manager / Estates Officer / Maintenance Supervisor aware of faults and breakdowns within the Energy Centre as appropriate in and out of normal working hours.

To prioritise all emergency and non-emergency out of hours calls to ensure the safety of staff, patients and visitors and to provide an effective service.

To carry out PPM and reactive work across site as required.

Responsible for the maintenance of records for all major repairs completed and log books, feedback documentation Including Works Orders, reporting any defects or malfunctions in plant or equipment by clear and concise logging in the plant log books provided.

To work in accordance with the requirements of HTM 06, The Electrical Safety Code for low voltage systems as appointed Competent Person (LV) for the Trust.

Person Specification

Qualifications

Essential

  • * City & Guilds in either Electrical, Mechanical or Building Services Level 3 or NVQ Level 3.
  • * BOAS (BOILER OPERATION ACCREDITATION SCHEME) Operators accreditation or alternative scheme of training.


Desirable

  • * Confined spaces working.
  • * IPAF Working at height.
  • * Training and experience in the lift release of entrapped passengers.
  • * Medical Gas CP (HTM 02).
  • * HVAC CP (HTM 03).


Experience

Essential

  • * Ability to assess complex systems and assess process to identify faults and undertake rectification of alternative actions to maintain operations.
  • * Capable working to deadlines.
  • * Available for undertaking overtime.
  • * Physically demanding role requiring manual handling of loads, extremes of temperature and the ability to work at heights or in confined spaces.
  • * Appreciation of his/her own limitations.


Desirable

  • * Previous experience of working in an acute Hospital environment or similar demanding role.
  • * Day to day operation of fire detection and alarm systems.


Additional Criteria

Essential

  • * Clear and effective in verbal and written communications
  • * Adaptable to change.
  • * Ability to assess complex and fast-moving situations and provide clear and concise responses to support.
  • * Ability to work without supervision and confident to take decisions based on own ability.
  • * Working Out of hours,
  • (Nights, weekends).
  • * Undertake additional overtime to cover shifts.
  • * Ability for loan working and unsociable hours on rotating shift pattern.


Desirable

  • * Use of CAFM systems.
  • * Clean driving licence
